New Restaurants in Buckhead 2026: What’s Open Now

August 20, 2026

Drive the Buckhead Loop past Buckhead Station this week and the freestanding building at Suite 130 still looks the way it has since March: dark windows, a leasing sign, empty parking spots in front of TJ Maxx and Nordstrom Rack while the rest of the lot fills up. Recent restaurant coverage has highlighted openings, while the Buckhead Station building remains vacant. That contrast is part of Buckhead's restaurant story this August.

Buckhead has absorbed a genuine run of restaurant openings. Koshu Club opened across from The St. Regis Atlanta, the latest project from the team behind Michelin-starred Mujō, built around binchōtan charcoal grilling rather than an omakase counter, with a Smith Hanes Studio interior in a Japanese midcentury style. Clark's Steakhouse opened April 23 on the ground floor of the 2827 Peachtree building in Garden Hills, from Rich Clark of C&S Seafood and Oyster Bar, with chef Zan Malik running a 170-seat room that includes an 18-seat private dining space called The Policy Room and a 550-bottle wine list built around a signature 22-ounce wet-aged prime lollipop ribeye. Weekday lunch service started there May 4, which is its own small signal, since a proper white-tablecloth room open for a midday meal is not the norm in this neighborhood. Down Roswell Road, Luella took over the former Ivy space, an Italian steakhouse with Japanese touches from brothers Jamey and Benjie Shirah's Revival Restaurants, the group behind The Ivy and Family Dog.

The openings are one part of Buckhead's restaurant activity; two other projects remain in progress.

What Actually Opened, And Where

Restaurant Location Status as of mid-August
Koshu Club West Paces Ferry corridor, across from The St. Regis Open since early 2026
Clark's Steakhouse 2827 Peachtree, Garden Hills Open since April 23
Luella Former Ivy space, Roswell Road Open since late 2025
Panos' (Buckhead Life Restaurant Group) 111 West Paces Ferry Road Still in design review
La Parrilla 1 Buckhead Loop, Buckhead Station Lease signed, not yet open

These openings are in different Buckhead locations: Clark's in Garden Hills, Koshu Club near The St. Regis, and Luella on Roswell Road. One of those projects is La Parrilla, which signed a lease last November at 1 Buckhead Loop, the freestanding pad at Buckhead Station where On The Border closed around the time the chain filed for bankruptcy in March. The founders described it as the first time a family-run operator, rather than a large restaurant group, had been able to get a foothold on that corner, and the plan called for a summer opening. Summer is most of the way through and the building is still dark.

The proposed Panos' project involves an address with a long restaurant history. Buckhead Life Restaurant Group, the company behind Chops Lobster Bar, Atlanta Fish Market, Pricci, Kyma, Corner Cafe and Bistro Niko, filed plans with Buckhead's SPI-9 Development Review Committee this spring for a restaurant called Panos' at 111 West Paces Ferry Road, the building that once housed Seeger's and has cycled through Home and Coast, a second location of Yebo, and the short-lived Dorian Gray, which closed in May 2023 after five months. It would be Buckhead Life's first new Atlanta concept since Bistro Niko opened in November 2009, a gap of nearly 17 years. The design work is going to The Johnson Studio at Cooper Carry, the same firm behind Seeger's, Bluepointe and Nava, and the plans call for a 2,722-square-foot addition to the existing 5,650-square-foot structure. All of that is real. None of it has a confirmed opening date, because it is still working through the review process.

The projects would add options beyond the restaurants already operating. If you have been waiting for a family-Wednesday option at Buckhead Station, you are waiting the same way you were in the spring.

The Actual Decision This Weekend

None of that changes what a resident can do this particular week, which is where the calendar gets more interesting than the restaurant press.

Buckhead Restaurant Week ran July 27 through August 1 and is already behind us, along with the Buckhead Village District's Summer Fridays series on Buckhead Avenue, which wrapped its final date on July 31. What is left standing is the live music calendar, and this month it creates a genuine conflict rather than a lack of options. Buckhead Theatre has Chuck Leavell playing August 22. The same night, the Synovus Bank Amphitheater at Chastain Park has The Isley Brothers and The O'Jays as one of only four designated table shows on the entire 2026 calendar, meaning it is one of the few nights all season where you can bring your own food, wine and chairs onto the lawn rather than buying concessions. The following Saturday, August 29, Yacht Rock Revue takes the same table-show slot at Chastain. Parking on-site runs thirty dollars, card only, and fills fast for shows like these, so if you are choosing between the Theatre and the Amphitheater on the 22nd, that is worth deciding before you leave the house rather than in the car.

Either choice pairs cleanly with a stop at Clark's or Koshu Club beforehand, since both sit close enough to the West Paces Ferry corridor to make a six-thirty seating and a show the same evening without much driving. If you would rather make a quieter plan, Buckhead has options beyond a restaurant reservation or a ticketed show.

If You Would Rather Skip The Reservation

Not every August evening needs a table. Peachtree Pool at the InterContinental Buckhead has become the neighborhood's default rooftop option, with a saltwater pool, private cabanas, poolside food and cocktail service, and live DJs on Friday and Saturday nights. It is the kind of walk-up alternative that did not exist at this level a few years ago, and it does not require choosing between two ticketed shows on the same night.

There is also a quieter option taking shape along Little Nancy Creek. The PATH400 segment between Wieuca Road and Loridans Drive finished last September, closing the last major gap in the trail and adding an 80-foot-high bridge that ties nearly three contiguous miles of greenway together. That bridge now feeds into Mountain Way Common, where Livable Buckhead is building a Creekside Connection Trail, a five-foot-wide crushed-slate loop with creek access points for kids and dogs, funded in part by a Park Pride grant awarded this February. Construction started in late spring, which means this is the summer of watching the crew work rather than walking the finished loop, but it is the one piece of neighborhood infrastructure this year that will outlast every restaurant lease on this list.

The Takeaway For Anyone Who Actually Lives Here

Buckhead has seen several restaurant openings, while two other projects remain in progress: La Parrilla at 1 Buckhead Loop and Panos' at 111 West Paces Ferry. Neither project has a confirmed opening date.

Momentum like this shows up on sidewalks well before it shows up in a home's value, and reading it correctly is part of what makes a listing strategy work when the time comes. If you are weighing what any of this means for a Buckhead home you own or one you are watching, the Christine Bradley Team can walk through it with you, including a free home valuation grounded in what is actually happening on the ground here, not just what is trending in the food press.
