This figure represents a slight 1.9% decrease compared to January 2024, suggesting a stabilization in market demand following previously heightened activity. While sales volumes have experienced a minor dip, home prices continue an upward trend so slightly that it is not noticeable. In January 2025, the median sales price reached an impressive $404,000, reflecting a 1.0% increase from the same month last year. Even more noteworthy, the average sales price climbed to $500,500—a substantial 4.1% rise year-over-year. These figures underscore the ongoing confidence in the Atlanta housing market.
 
A significant development in recent months has been the notable increase in housing inventory. As of January 2025, there were 15,120 units available, marking a remarkable 47.0% increase compared to January 2024.
