According to the latest National Association of REALTORS® data, the share of all-cash buyers has reached an all-time high—now representing 23% of first-time buyers and 31% of repeat buyers. That 23% figure is especially noteworthy because it shows how many first-time buyers are entering the market with significant financial strength, often from savings, family assistance, or proceeds from investments. These buyers tend to be well prepared and move quickly, making them strong competition for anyone relying on a mortgage. But even in this environment, financed buyers can absolutely win.
 
The most powerful step you can take is to secure a full mortgage pre-approval before you even start making offers. Pre-approval goes beyond a quick pre-qualification—your lender has already reviewed your income, assets, debts, and credit, and in some cases, sent your file through underwriting. This preparation means that once you find the right home, the financing process is already well underway. By eliminating weeks of back-and-forth document requests, you can shorten the closing timeline dramatically—often getting close to the speed of an all-cash deal.
