One of the most common questions I’m hearing lately is: “Should I wait to buy a home, or is now the right time?” It’s a fair question—especially with shifting mortgage rates and evolving market conditions. As we move through the second half of 2025, there are compelling points on both sides of the conversation, and I want to share what the data is telling us so you can make an informed decision that supports your long-term goals.
On the one hand, there are some real advantages to waiting. Mortgage rates are hovering around 6.7–6.9%, and some experts predict a modest drop by the end of the year. Inventory is also climbing—up nearly 29% from last year, according to Bankrate—which means more options and less pressure for buyers. In many Southern markets, including areas like Atlanta, Nashville, and Orlando, homes are spending more time on the market, giving buyers more negotiating power and flexibility. If you're not quite ready today, this slower pace could work in your favor.
That said, there are also real risks in waiting too long. Home prices continue to rise steadily—up 3–4% year-over-year nationwide—and many analysts expect that trend to continue through at least 2029. Even a small delay could cost you tens of thousands of dollars in appreciation. As Business Insider recently reported, many sellers are now choosing to pull their homes off the market rather than lower their prices, holding firm due to high equity and strong demand. That could mean today’s inventory gains might not last. And while a slight dip in mortgage rates might save you a couple hundred dollars per month, a 4% increase in home value could easily outweigh that savings—making it more expensive to buy the same home later.
The bottom line? If you’re financially prepared—if you’ve done the work to get pre-approved, understand your budget, and have a clear idea of what you’re looking for—you may be in a strong position to act now. Buyers who are ready tend to benefit most in any market. And if you’re not quite there yet, the best thing you can do is start preparing so that when the right home comes along, you’re able to move confidently and quickly.
