READY FOR A MOVE? NOT SURE WHEN?

One of the most important early steps is preparing the property to shine in the eyes of potential buyers. But where should you begin? The key lies in a thoughtful evaluation of your home—identifying which improvements are necessary and which can enhance value and boost your return on investment. It also can be strategic to do big projects now and enjoy them for a few years, knowing you might want to downsize in the future or expand your home size in the next 3-5 years.
Start by walking through your home with a buyer's eye for detail, space, finishes, and color pallet —or better yet, I'll do it with you. This helps pinpoint obvious things like repairing leaky faucets, touching up chipped paint, replacing broken fixtures, or addressing HVAC or plumbing concerns. I like to suggest a "walk around," and by that, I mean take a walk around your house this spring on the entire exterior and a walk-through of the entire interior and crawl spaces and basements. Look at the areas up high and down low that you've not seen in years. Does anything on the sides or the back of the house need attention? Do you see a stain on the ceiling you didn't see a few months ago?
Once foundational items are handled, prioritize strategic upgrades elevating your home's appeal and value. Fresh paint, updated lighting, refinished hardwoods, or minor kitchen and bathroom enhancements can make a powerful impression. The goal is to create a space that feels updated, clean, and move-in ready—without over-improving beyond what the market will support. I have found in recent years that the lighting your builder put in 10 - 30 years ago is nothing like the beautiful lighting you can find now. New lighting can make significant changes, from chandeliers to simply converting all your light bulbs to the same warm color in LED. Updating my home to all LED can lights was a game changer in how my house looks and how it feels. Now, there is bright, clean light and savings on the power bill.
Don't overlook curb appeal. The exterior of your home is the first thing potential buyers see, both in person and online. Simple improvements—landscaping, exterior cleaning, a fresh welcome mat, or painting the front door—can create a warm and inviting first impression. A home should be painted every 5-10 years, depending on how much exposure you get from the sun. You can do an exterior painting now, even if you don't think you are moving for quite a few years. We have specialists who help owners select exterior paint colors. They give you three options and virtually show you your home with the new paint. It takes the pain out of those big decisions. Once you've prioritized what needs to be done, it's time to coordinate and schedule the work. This is where my experience in real estate can help. Know that creating your home improvement "to-do" list doesn't mean you have to go on the market next month. Not all improvements make the biggest impact or cause a value change.
